ASSESSMENT CALENDAR
ASSESSMENT CALENDAR - IMPORTANT DATES IN THE YEAR
1 - JULY 1 - VALUATION DATE - All property in the town is assessed each year as to it's value on this date. The value could changes in the market, or there are significant changes to the property, such as an addition.
2 - MARCH 1 - TAXABLE STATUS DATE - All property in the town is valued based on its physical condition as of this date. Any new construction or alterations are valued based on the percentage of completion on this date. If construction is started after this date, the increase in value would effect the assessment for the next year.
3 - MARCH 1 - EXEMPTION APPLICATION DEADLINE - All applications for exemptions must be received by this date in order to be applied to this year's assessment roll.
4 - MAY 1 - TENTATIVE ROLL FILED - The Tentative Roll for this year is filed in the Assessor's Office. The value that is placed on the roll in the value that is determined as of the valuation date of Jan 1st, and taxable status date of March 1st.
5 - GRIEVANCE DAY - END OF MAY - If you are not satisfied with the assessment that appears on the tentative roll filed May 1st, you may file a Grievance Application with the Assessor's Office. Applications are available in the Assessor's Office. The completed application must be received or postmarked by this date to be eligible for review. A Board of Assessment Review that appointed by the Town Board reviews the applications. You may appear on Grievance Day to present your complaint in person. Failure to appear will not invalidate your application. Please contact the Assessor's Office to determine the exact date.
6 - JULY 1 - FINAL ROLL FILED - The final assessment roll is filed in the assessor's office. The assessments that appear on the roll are based on the value of the property on Jan 1st and the taxable status date of March 1st. Any decisions made by the Board of Assessor's would be reflected on this roll.
7 - AUGUST 1 - SMALL CLAIM PETITION DEADLINE - If you filed a Grievance Application and are not satisfied with the decision of the Board of Assessor's, you may file a Small Claim Petition. The petition must be filed with the county clerk along with $25 filing fee. The petitions are than assigned to a hearing officer. You will be required to appear at an informal hearing to present your complaint.
8 - SEPTEMBER 1 - SCHOOL BILLS MAILED - The tax collector for the various School Districts mail out tax bills. The payments must be received by the School Districts within thirty days of this date. The taxes are based on the final assessment roll filed July 1 of this year.
9 - DECEMBER 31 - TOWN AND COUNTY TAX BILL MAILED - The Town Clerk mails out tax mails out tax bills for town and county taxes. The taxes must be received by January 31 with the Town clerk. The taxes are based on the final assessment roll filed July 1st of this year.
